Spectra Property Management Software

Spectra Property Management Software is designed to help manage residential, commercial or mixed property portfolios. These include single family homes, apartments, commercial buildings, offices, condos, homeowners associations (HOAs), and more. The two main components of the software are a property management database and a complete accounting system with full integration. The system is targeted at medium- and large-sized companies ranging from as few as 200 units to over 20,000.

Spectra’s features can perform tracking for properties, owners, applicants, tenants, vendors, employees, and financial institutions. The system contains many pre-generated report templates, and additional reports can be customized according to user needs and preferences. The system can perform applicant background screening, and includes 27 rent rolls from which users can choose.

Reflecting the style and familiarity of Microsoft’s applications, Spectra is the only property management solution in North America that has been certified by Microsoft. In 2007, Spectra was declared one of the Top 5 Best property management software applications in 2007.

Spectra for Windows is developed in Visual Basic for Applications with the Microsoft Access Database development tools, leveraging the Access Jet database engine. The system’s data can be integrated with products from the Microsoft Office line.

Spectra has a support team of experienced property management professionals, including financial accountants, who offer training services for the Spectra property management system. Support is also offered on an ongoing basis during use of the system, including for implementation. Spectra has been in business since 1983, focusing on property managers and professionals in the real estate market.
