Propertyware is an on-demand software solution that serves the tracking and management needs of residential property managers with between 20 and 5,000 units. The system can accommodate a variety of different types of property managers, including those with residential properties, condos, homeowners associations (HOAs), and multi-family units. Propertyware is scalable, allowing it to grow along with the business that employs it.

Key functionality of Propertyware includes accounting, portals for owners and tenants, websites with customization options, marketing processes, tenant screening, and other crucial property management tasks. The system is deployed online, and units can be purchased on an as-needed basis. The system’s accounting components can integrate with QuickBooks to allow flexibility and completeness in its accounting functionality.

Additional helpful tools in the system include visual data-driven dashboards, summaries of portfolios and lease statuses, management summaries, and electronic owner statements. The Propertyware system is compatible with Windows, Mac, and Linux, and its online nature means that no download or installation is necessary.

I have been using Properyware for two months now. I previously used Appfolio for approximately one year, and I find Propertyware to be much more user friendly. I know more about the software in two months than I knew about Appfolio in a year. Their customer service department is outstanding. You have the option of emailing or calling to speak with someone immediately, and always receive a follow-up email after your question or problem has been addressed. The only thing Propertyware doesn't do that would be nice is paying bills on-line. However, I do believe they are working on that, and the other software I have used in the past didn't have that option either. I highly recommend this software to people who don't want to spend several hours learning a complicated system. Naturally, there is some set up time and a learning curve, but it is minimal compared to other systems. They seem to be slightly more expensive than some other companies, but in my experience, it is well worth the cost with all the benefits the software offers.

Propertyware seems to have been created by people who do not have a clear concept of what property management is. Everything is geared to the tenant. It is not possible to create owner forms. Therefore, if you own all the properties you manage, it may be an option, but if you are a third party management company forget using this system, it will not work.

All technical questions require a minimum of 24 hours for a response and the wait time for help over the telephone is 30- 60 minutes. When you are able to speak to someone directly, they cannot assist you. They place you back on hold and go talk to their supervisor, who explains to them that the system can't do the simplest of operations.

Our firm has been using Propertyware for nearly four years, and I have to say they have a tremendous product. However, we have been very irritated with the performance within the last six months or more. The servers are extremely slow, to the point of taking 5 to 6 minutes to do one transaction! The servers are getting slower, but even more so at the first of the month when we are all trying to prepare our owner's statements. So, if you have all the time in the world to complete your bookkeeping tasks, Propertyware is the software for you.
